Well, as promised, I am back to update you on what I have found out in relations to the permitting process. As I suspected, the original deck outside my house probably wasn’t permitted and was constructed illegally. There were lots of things I found wrong with it when I demolished it.
The very obvious one was the size of the deck. It was actually bigger than what was stated in official documents. The actual deck size was 10×26 which is actually 60 more square feet than the maximum requirement of 200 to get a permit. It definitely needs a permit. Why not get a permit? It costs money and carelessness.
My inspector definitely missed this one. He didn’t tell me about it when I was getting ready to buy this house so if you are in the process of buying a home, be sure to ask your inspector to look into the size and the permit of your deck too.
Getting a permit protects you from liability down the road so be sure to check into it. And it may be in the way of selling your home too. So just get it right the first time. I know, it costs money.
The estimate given to me by the city officials is $493.55 and they expected me to pay the Plan Review Fee and the Automation Fees before they can look at my plan. The rest can follow after they come out to inspect my project.
And yes they required you to come up with a plan, a blueprint of some sort. This is just getting more challenging and interesting. It’s a challenge that I am thriving in so I guess it’s a blessing. It’s interesting because I have never ever attempted to do anything like this. We’ll just wait and see and I promise I will put the plan up here for you to see. And hopefully, learn from it.
So why call 811 and not 911? Because it’s no Heartache nor a Heart Attack! It’s just to find out where the underground utilities are. You wouldn’t want to cut into a HOT Electric wire, do you? Or got blown up by a leaked natural gas. So call 811 and follow their instructions.
The call was simple and quick. They just ask for the GPS location of your home, the side of the street it’s on, the cross street and commanded you to mark the location of your project with WHITE paint only. They are discriminating against other colors! Dangit. Very mean people. Very bad people. Hehehe. Oh and prepare to give them your name too. And if you are the owner or the renter. Who would have thought they would allow renters to build a deck too? Hmmm.
Oh, and if you’re wondering where to get the GPS coordinates from, I can tell you that too. I used my buddy, my handyman, Mr. Samsung Galaxy 8 plus. Oh and my friend Mr. Google map app. Easy, right? Most of us are walking around with all these fancy gadgets nowadays. If I have iPhone, I may just ask Siri. But I am no fan of her. lol
Believe it or not, after just a few hours I got several emails from the utility companies telling me my project is located way out of their underground stuff. So, I have already concluded that this 811 thing is a pretty quick process so be not afraid and give them a ring. It will protect you from getting sued and from having to file for bankruptcy because you have to fork out thousands if not millions to repair your neighbor’s house from all the damages you caused them. PLEASE CALL 811 before digging! You will sleep easy at night.
